This is an excellent explanation of the "why" some things cost as much as they do. Sometimes the consumer perceives the effort as minimal because the time expended was less than minimal.

Rarely is it the length of the process.

The knowledge is very often much more important than the time required. Your doctor does not charge by the time although many times we would like to see it happen!

Selling a home requires execution of a plan of action. Efficient execution by a knowledgeable real estate agent should not diminish from the skill required.

Perhaps a real estate agent should lose commission the longer a home stays on the market....

There's a story that once upon a time there was a giant turbine that was out of balance. Try as they might, the company experts couldn't get it back into balance so a specialist from outside the company was called in. The specialist arrives, examines the turbine for a few minutes, walks over to the turbine, pulls a piece of chalk out of his pocket, puts a mark on the turbine and says "Add a one pound weight here".

The specialist presents his bill for $10,000. The company representative almost blows a gasket "$10,000???!!! Are you kidding me?? You were only here for FIVE minutes!! I need to understand this $10,000 fee!"

Then the specialist itemizes the bill:

$1 for chalk

$9,999 for knowing where to use the chalk

Now to many people we probably seem like the specialist that walks in and places that chalk mark. At a glance it might seem to some people that we "don't do much" and people that don't understand the intricacies of our business might think all we do is open doors for buyers and stick signs in the yard for sellers.

6 Home Improvement Projects Whether You're Selling Now or Later!

May is National Home Improvement Month? I had no idea there was an entire month dedicated to promoting home improvement!

As a real estate agent I really enjoy listing a home that has been properly maintained. I love those little improvements that make a 15 year old house look like a 2012 house.

And, more importantly, BUYERS LOVE IT!

I always caution homeowners to know their limitations when approaching any repair or improvement. I have seen some good intentions go very bad.

I will admit I probably have been an active participant in a couple!

May is National Home Improvement Month so why not use this time to tackle those repairs, general maintenance and home updates you’ve been thinking about.   Selling your home is hard enough without having to take the time and money to handle all of those projects at one time.

Here are 6 areas where you can make a difference in your lifestyle now and in your home’s perceived value when you place that “For Sale” sign in your yard.

1. Take a hard look at the exterior of your house.

* Check your roof and gutters. Gutters may need cleaning or repaired. Check roofs for loose shingles or leaks.
* Your entry says “Welcome to your guests.” Replace worn doormats. Update the hardware and light fixtures if they are worn or outdated.
* Make sure all of your windows are in working order and are clean! It might be a good time to replace them with more energy efficient or hurricane windows.
* Tame your landscaping! Cut back overgrown trees and bushes.   Replace dead flowers and plants. Add some color with flowers.
* Paint your house!
* Turn your backyard or deck into your own oasis with fresh plants, lighting, and new patio furniture.

2.   Flooring- if carpeting is worn replace it, but before you do consider a different type of flooring such as hardwood or tile. 3. Light fixtures and hardware- updating your lights and cabinet hardware can be one of the easiest and least expensive updates you can do.   At the same time, those heavy brass entry lights and builder basic bathroom mirror lights just scream “outdated.”

4. Interior walls - It is amazing what just changing the color of the paint can do to give a home a fresh and updated look.   And while some will tell you that wallpaper is out... others have said it is making a return. In any event, if the wallpaper you have was in your house when you bought it, then it’s time to make a change.

5. Kitchens- this is probably where the family spends much of their time and one of the first rooms a Buyer will look at. Why wait until you’re going to sell your house before you get the kitchen you want.

* New appliances- these can go a long way to give a kitchen an uplift. And     many of the newer models are even more energy efficient and cook friendly.

*Countertops- granite is still popular but there are other materials such as engineered stone, tile, stainless steel and many more.

*Cabinets- Often it’s as simple as a change of hardware and a paint job but you can investigate replacing just the doors.

*Lighting- there never seems to be enough. There are some pendant lighting kits that can be used where you currently have recessed lighting.

6. Furniture -placement and condition. It is certainly not necessary to go out and buy all new furniture but it’s a good time to access what you have (and don’t have) and put together a plan. It could be as easy as recovering the dining room chairs or repurposing a piece of furniture that you’ve had in a back room.

If your favorite sofa has lived through pets, kids and everyday living, have it recovered or consider purchasing a new one.

Buyers Decide Within 8 Seconds Whether They Are Interested In A Home

I have never carried a stopwatch with me when I show homes but maybe I should if indeed

"BUYERS DECIDE WITHIN 8 SECONDS WHETHER THEY ARE INTERESTED IN YOUR HOME."

I don't know the exact measured time but I know they decide quickly. There is not much time to impress buyers or their agents.

Sure staging, cleanliness, de-cluttering, de-personalizing and other items are important but sellers need to remembr this key point...

If the curb appeal does not look inviting it may just be setting the wrong tone for the grand entrance.

Having to overcome the a negative street appearance is a hurdle sellers should not have to jump over.

Prepare well early on in the process and sit back!

I am a huge fan of Real Estate Agent and Mogul Barbara Corcoran. Barbara is a Real Estate Contributor on NBC's Today show and the wonderful addition to ABC's Shark Tank. Per Barbara:

"BUYERS DECIDE WITHIN 8 SECONDS WHETHER THEY ARE INTERESTED IN YOUR HOME."

I'm not surprised by this at all. It's the first impression when walking in and hearing "Wow, this is cute" or "Ugh, what is that smell?" pretty much sums of the next few minutes of the tour of that home.

I always tell my buyers that they will know when they walk in if this is their home or not. If they aren't feeling it within the first 10 seconds, let's move on. They never believe me... AT FIRST. But usually by the 4th house they agree that they know pretty much immediately if they are interested or not when walking in the door.

So buyers pretty much know. Sellers - remember that! That first impression (or at least the first 8 seconds) can decide whether the buyer is interested in your home!

Florida Homes For Sale - Under Contract is Not Sold

Not long ago I read an article that stated something to the effect only 37% of homes “under contract” make it to closing these days.

Although I am not 100% certain where this statistic came from I am certain of this......

It is good to remember a signed contract to purchase your home does not mean it is a done deal.

There are lots of things that can go awry along the way to the closing table. Of course if you have a good real estate agent working for you they should be able to help get most issues resolved!

If it is a short sale, the buyer may walk while they are waiting for a decision by the lender. Or, the seller and lender may never come to an agreement on any deficiency remaining if the offer is approved.

Or your buyer may have a change in financial situation that makes obtaining a mortgage impossible.

Or the home may “fail” the home inspection. There is really no pass or fail but rather a subjective accept or rejection of inspection results by the buyer. (Always include an inspection contingency.)

Or the appraisal does not support the loan amount and the lender will not finance the purchase under the current terms. (Always include a financing contingency.)

I have not included all things that can prevent closing but suffice it to say – “Never quit looking for buyers until the deal closes.”

As a seller once you have the contract in hand be prepared for anything - up to placing your home back on the market.

Buying a Home - Remember lives evolve.

There was a time not so long ago when home buyers were looking at their homes as investments. Buy, hold, flip, make a profit...buy, flip, make a profit...and then it surprised some when the cycle stopped.

Rather than look at your home as a pure investment I suggest you view your home purchase as if it were an automobile purchase.

Most of us purchase cars for a specific reason. It could be a sporty image or professional business image. Or most likely it is for functionality.

Ultimately it is purchased because it will serve a real purpose within a defined useful life.

What is the useful life of your home? I am not referring to the physical structure itself but rather how long it is of suitable use for you?

Lives evolve. Where you find yourself at this point in your life is likely not where you will be in five or ten years.

Could it be you are just starting in a career path that will lead to more money later on. Perhaps you are married and don’t anticipate children for four or five years. Or maybe you have a couple of small children who will be growing later.

Just as your circumstances may require you drive a smaller inexpensive or used car your circumstances may require you purchase a smaller home that will serve a purpose - a useful life for this period of your life.

When you get ready to purchase a house or condo, contact a lender and get a pre-approval. Find a real estate professional to work with you.

And then define your needs for this period in your life.

Remember lives evolve.

The Difference Between Decorating and Home Staging

"When decorating, you're striving to achieve a look that YOU like. When staging, it's NOT about you. Instead, it's all about the potential buyer."

Buyers usually do not really care about a sellers personal tastes or decorating skills. Rather they want to see how the house or condo will fit their lifestyle.

Prospective buyers are on site to evaluate the potential the property has for them and not to grade the decorating style or admire all your family pictures on the refrigerator and walls.

I would suggest that if you are having an open house you may find your neighbors in with prying eyes to evaluate your tastes!

Pricing Your Home To Sell – Tricks, Luck or Just the Facts?

Reviewed a listing today that was significantly overpriced. The narrative included a short sentence - “Seller will include a home warranty for buyers.”

Home warranties only cost a few hundred dollars – maybe as much as $500 or so if there is a pool included. Not much incentive if the price is thousands above the market price.

By the way, list your home with me and I will provide your buyers with a home warranty.

Another incentive that I think is a waste of time – offering a bonus to the real estate agent who brings a full price offer. I see this more often with overpriced listings.

Any real estate agent who is working for their client first will not fall for such an offer if the price is not realistic.

Many of the tricks I have seen like lowering the price today, raising the price tomorrow so it shows up on the "hot list" seems too "use car lot" to me! Buyers (and their agents) see through these immediately!

Florida Homes For Sale–If searching for a home to buy in Orlando, take a look at Brevard County, Florida

I just read an article on Realtor.com that listed the top ten housing markets searched in March 2012.

I noticed there were a couple of Florida areas in the top ten – especially Orlando at number 10.

I suggest anyone considering buying a home in Florida, especially near Orlando, consider the the Melbourne, Florida area.

Melbourne (Brevard County, Florida) is number 50 on the list of most searched housing markets as well!

After all, Orlando has a median list price of homes for sale of $155,000 while Brevard County has a median list price in March was $138,000!

Sure Orlando has Disney World and the other theme parks but they don’t have the beaches and water front offerings of Brevard County.

And if one really wants to go to Orlando it is easy enough…less than an hour from most parts of Brevard County! Brevard County is less congested and, in my opinion, offers a slower pace of life….

When you are ready to buy that vacation home or just slow down, consider Brevard County, Florida.

Once Again, New Does Not Mean Perfect

New is exciting! A new car, a computer, a new home. But, in the words of James Quarello, CT Home Inspector,

New construction is very exciting for home buyers, but emotions can sometimes interfere with common sense and past life experience. New should never be assumed to mean flawless.

Every buyer of new construction still needs an inspection. New is not perfect. How many new cars end up back in the shop?

If you have been around the block a few times, you have no doubt learned that just because you purchase something new, does not mean it may not be flawed. We live in a society that sells incredibly complicated wares. Phones, computers, and cars are just a few examples that come readily to mind. The more complex an item, the more likely that there will be a defect or a problem. All that considered, its a testament to the quality of many companies that their products perform as well as they do out of the box...

most of the time.

Houses today are very complex structures. They are put together over many months by numerous people who come and go from the job site. Most new home's come with very few problems, but are in no way flawless. It has been my experience that new home buyers more often than not choose to not get a home inspection. Some of the reasons I have heard for not getting a home inspection on new construction are;

The house is new, which in my opinion is by far the most naive reason of all.

The town has inspected it, again babes in the woods.

The builder gives a one year warranty.

Recently while inspecting a newly constructed, high end home, I found a defect that in my opinion should not be found in any new home. There are just some parts of new construction that should and I'm certain do get well scrutinized by the local inspectors, but everyone makes mistakes.

This home being large, has two electric panels. The main panel is in the basement and a second sub panel is located in an upstairs office room. Mis-wired sub panels are one of the more common defects I find in used homes. Often a weekend warrior or general contractor takes on the job of electrician for a remodeling or addition project to save money.

This however is a new house and one would assume it has been wired by a licensed electrician and or apprentices working under the licensed guy. The work should have been checked at the very minimum twice, once by the electrician and once by the town inspector.

And yet I found the wiring in the panel to have been connected incorrectly rendering this part of the house's electric system potentially unsafe. In addition to the bad wiring, one of the AFCI breakers failed to reset after testing and will need to be replaced.

Rockledge Golf Course Town House–Great Opportunity for Investor! $64,900

We had a buyer but it looks like they got cold feet (from Canada so maybe it is cool up there!).

Located at 1244 Admiralty Boulevard in Rockledge Florida this 2 bedroom 2.5 bath 2 car garage town home is located directly on the ninth fairway of Rockledge Florida’s Turtle Creek Golf Course.

With association dues of only $60 (Lawn service) this $64,900 price can only be described one way…very attractive!

Near Viera, excellent schools, several golf courses, 45 minutes to Orlando, 20 minutes to beaches. Priced to sell "as is".

This short sale town home does have an issue with the back wall. An engineering estimate for repairs is around $15,000. Of course, any buyer would want to have their own contractor take a look and give them an estimate.

HOMES FOR SALE IN LOUDOUN COUNTY VA. HOW LOW INTEREST RATES HELP HOME BUYERS.

Although Lenn Harley's post talks about the advantages of buying a new home in Loudoun County, VA, the most valuable point for readers of my Viera Florida Homes for Sale blog is the savings achieved based on the current interest rate.

Just take a look at the difference in principle and interest on a $300,000 mortgage from today's 4% and 2006's rate of 6.4%. That differenc eis quite significant - over $450 a month (>$5,000 a year!).

It is definitely time to buy a home in Brevard County, Florida!

HOMES FOR SALE IN LOUDOUN COUNTY VA. HOW LOW INTEREST RATES HELP HOME BUYERS.

Home buyers in Loudoun County have more BUYING POWER now than ever before in memory.

"PI" is the Principle and Interest payment. Just look at the home buying power available to home buyers in Loudoun County in the recent past. We'll look at the monthly mortgage payment for principle and interest "PI" (before taxes and home owners insurance) to compare your HOME BUYING POWER.

Look at the PI for a $300,000 mortgage.

2011-2012 - with interest rates @ 4% for a 30 year fixed loan, the PI is $1,432.

2009-2010 - with interest rates @ 5% for a 30 year fixed loan, the PI is $1,610.

2008 - with interest rates @5.5% for a 30 year fixed loan, the PI is $1,703.

2007 - with interest rates at 6.46% for a 30 year fixed loan, the PI is $1,888.

We remember the "boom years" of real estate, 2004-2007 when real estate sold quickly. At that time, the volume of homes sold was fueled by what was considered "low interest rates". BUT WERE THEY??? NO.

ARMs. I remember vividly the number of buyers who were qualified and approved for mortgage loans in those years and I also recall that most of them were qualified with ADJUSTABLE RATE MORTGAGES. That was the "hey day" of ARMs. Not just ARMs, but sub-prime loans, no-doc loans, Alt-A loans that permitted buyers to borrow money with little (and sometimes no) documentation. Sadly, once property values plummeted and the ARM mortgages adjusted upward, many home owners couldn't refinance into a new loan and that started the foreclosure and short sale market we see today. Many home owners today cannot sell since they lack equity. This is just a small part of the fall-out from the "mortgage mess", but it's an important influence on the real estate market today.

However, today a home buyer can qualify for and be approved for a 30 YEAR FIXED MORTGAGE at an interest rate of only 4% (or less).

What's the lesson in this post to home buyers? Home buyers in Loudoun County can obtain a 30 YEAR FIXED RATE MORTGAGE LOAN at 4% interest and not be faced with their payments skyrocketing due to their mortgage interest rate going UP.

30 YEAR FIXED IS 30 YEAR FIXED. No longer will their be a 1 yr., 3 yr., 5 yr., 7 yr. adjustment to a higher rate.

We don't know what interest rates will be next year or the year after. We do know that they are at an historically low rate today. We also know that home prices are also back to about 2003-2004 levels in LOUDOUN COUNTY.

The “Hard” Sell…I don’t like it!

Next month I will be buying a new car. Actually it will not be new but rather a year old, maybe two, at the the most. I usually keep my vehicles an average of eight years.

Ahh...buying a car.

I dread the experience.

Not because I don’t want (and need) a new car but I know I am going to be on the receiving end of the “hard” sell.

I will not like it.

Eventually I will work with the car salesperson who treats me the best, understands my wants and lets me decide to buy…in other words, no “hard” sell.

It is situations like this that form the basis of my relationship with my customers, clients and raw leads.

I will never give them the “hard” sell for two reasons":

I hate it and
They will know what they want to buy when they see it.

My job is simply to understand their needs, place the right subject in front of them and negotiate a deal that gets them the best price.

No hard sell, here.

No arm twisting…just professional, respectful service.

As April 2012 begins here is a quick summary of the residential properties sold in Brevard County, Florida during March 2012 as reported in the Brevard MLS system as of today..

Residential Units Sold – 571
Average Days on Market – 111
Average Sell price – $145,361
Average List Price - $155,347
List/Sell Ratio – 94%
Median List Price – $110,880
Median Sell Price – $107,000
Rate of Sales – 133.5 per week
Cash Transactions –276
Conventional Loans – 149
VA Loans – 40
FHA Loans – 90

Of the 571 transactions reported above there were 148 short sales sold with an average selling price of $102,779.

Also included in the 571 total sales are 85 foreclosures sold for an average selling price of $111,445. Interesting, yet not surprising, 3 of 4 foreclosures purchased were cash transactions.

"Don't ask a car salesman if you need a new car."

Home prices in Brevard County are very attractive right now. Interest rates are very attractive right now. And, if there is one thing history has shown about real estate, it is cyclical.

There are a lot of people who would love to buy a home at this time but can't due to current circumstances. It may be tight mortgage lending requirements, lack of available cash for a down payment, uncertainty in employment, bad credit, or whatever.

If credit is the issue, my advice is simple - work on fixing your credit. A better credit score will result in a lower interest rate and long term cost when you do purchase a home.

If it is employment uncertainty like many faced with the end of the space shuttle program, why take on and an additional burden and responsibility?

When your thoughts come to something as life changing (and it does) take your time and consider your steps.

Talk to a responsible person whom you trust.

What I mean is "Don't ask a car salesman if you need a new car." [nothing wrong with car sales professionals]

There is nothing wrong with renting for a little while longer.
