How Do Successful Bloggers Choose Their Topics?

The range of topics presented on Activerain run the entire spectrum from “How to” to “Yesterday’s experience” to “Wordless and Speechless” photo endeavors. Many times the article is simply information directed to home buyers and sellers in a specific area (this is our purpose, right?).

What do I write about today?

Could it be the Activerain member relocating to Florida who called me yesterday for assistance? [That is quite an honor and a real endorsement!]

I could write about my back ache this morning. Maybe I slept wrong or something. I could call Richard Weisser and find out how he slept last night.

Maybe I could write about my weekend in Daytona Beach and how great it was…except for that less than great experience at Inlet Harbor Restaurant in Ponce Inlet, Florida on Saturday night!

Actually the experience reminded me of some neighborhoods I have lived in over the years…looks inviting but the experience is not actually what you thought it would be!

I guess I will use the Hemingway method of choosing a subject. It works for most on Activerain!

Now, if that subject would only come to me…

What Paint Colors Should I Use When Selling?

It seems many times sellers have a difficult time understanding the need for lighter, neutral paint schemes. Further, they don't ask for advice. This provides some easy to understand information, useful for all.

I’d appreciate some home staging advice. After watching some additional home improvement shows yesterday, I’m wondering if I am too bland in my approach to colors for the broader market? I long ago accepted the concept of going with neutral colors, but many of the television designers seem to consider some pretty bold colors as “neutral colors”.

Dear Bill:

This is a great question! First there are style and color differences based on geographic areas. Since your home is in Corvallis Oregon and the television shows are produced in larger metropolitan areas like Los Angeles or New York, some styles and ideas are too contemporary for the average Corvallis home.

Secondly, consider the style of the home. If your home was a modern condo or had a contemporary style, some bolder colors would be appropriate for the style of home, and home buyers would welcome bolder colors. Homes with vaulted ceilings and large rooms can show off bolder colors well. Even so, I would stay away from colors that are so unique and stylized that they won’t be enjoyed by the general buyer. I know a home that had a black ceiling that was on the market for a really long time . . .

Third, consider your target buyer. For example, if it is a home in a retirement community, use lighter tones. With a starter home, modern neutral colors will be a fresh difference from what we fondly call “builder beige”.

Finally, choose a color and tone that harmonizes with your existing wood, carpet or tile surfaces. People may think that all neutral paints are similar, but each has an undertone — from pink to gray — and choosing the wrong one can get you off on the wrong note! Take the time to get large paper samples or buy a sample of paint and paint a large area to make sure the tone is perfect.

Some great neutrals we recommend frequently are from Sherwin Williams. We can have large paint samples mailed to your home. Here’s some of my personal favs:

SW6106 – Kilm Beige – a nice warm wall color – safe if you are afraid of going to bold, but gives a nice contrast with white trim

SW6108 – Latte - a bolder beige – one of Sherwin Williams top sellers

SW6127 – Ivoire – a nice rich yellowy beige – sunny and warm (Blonde is just a bit darker in this and I love it as well!)

SW6169 – Sedate Gray – a sagey greenish gray

The right paint color helps coordinate your flooring, trim and architecture and create a beautiful background for your furnishing and decor. These neutrals provide a wonderful palette — and would never be considered boring.

We’ve got these paint samples and more coming your way (nice 8×11 samples – not the tiny chips). Choosing the right color the first time is a time and money saver. (I still have painful memories of when we had our first house painted . . . pinky beige — hated it even after we sold the house!)

How do I know if a neighborhood is right for me?

How do I know if a neighborhood is right for me? The truth is not all neighborhoods are nice ... nor are all neighbors nice.

When shopping for a house or condo, your real estate agent can not mislead or steer you to or away from any specific neighborhood. As a seller your real estate agent will almost always say the obligatory “nice neighborhood” or even “established neighborhood” someplace within the narrative. As an added bonus many times the agent will even throw in “excellent schools nearby” as well!

The truth is not all neighborhoods are nice.

Some are old and run down. Some are crime-ridden (or, in a more PC manner "have a greater propensity to be the site of criminal activity!"). Some are on a property value downward spiral. And, lets aface it, not all schools are excellent.

As a buyer you must take some initiative and do some research on your own. Call local law enforcement to check the statistics for the area. Consult the Florida Department of Law Enforcement Sexual Offender web site. Visit the schools personally before deciding on a house (verify school assignment as changes happen). Consult the Brevard County Public School website or a site like schoolmatters.com.

Here are a few more tips to consider when selecting a neighborhood in which to live:

• Drive around the neighborhood after school (or during the weekend) to see what its like when folks are home.
• Get out and talk to neighbors.
• How many folks are walking their dogs, riding bikes, out with their children?
• What is the traffic like?
• How are the nearby houses maintained?
• How many houses are for sale or being foreclosed?
• What is the percentage of owner-occupied homes?
• If there is a homeowner or condo association ask around about issues, effectiveness and organization.

This is not a comprehensive list, just some suggestions for consideration as you begin your home search.

Heritage Isle in Viera Florida - Affordable condos in premier 55+ gated Florida community

Heritage Isle located in Viera (between Melbourne and Rockledge) Florida offers those seeking a gated 55+ community several choices. For some who are downsizing the patio style homes may be what they seek. While others, although they are retiring to a 55+ community, still want that 3,000 square foot house. And then some choose the condo lifestyle.

In Viera's Heritage Isle, regardless of structure, they all enjoy the same facilities in a perfect location!

When Will Homeowners Be Made To Take Responsibility?????

My response to Barbara-Jos post got too long. I agree it is a difficult decision for some many.

I can see where some may be working now and doing fine but will be forever under water until they reach their 70s or so when the income will be less.

If one can afford to pay now should they take all their income and pay and go into "older" age with even less?

This is a challenging time for many. Affordability today may not be affordability in 5 years so are they being responsible to walk now?

There are so many questions and situations...Life and its decisions are not easy!

This is something I come across all too often - a homeowner is upside down on a home or condo that they purchased (and are using as an income producing investment) and they decide to do a short sale and walk away! It should NOT be allowed!

If you cannot make the payments and are over your head, that is one thing. I have come across the situation all too often that the short sale is because the homeowner wants to dump the property because it is so far upside down that they know it won't balance out again in this lifetime - so they walk!

There has to be regulation and people who CAN afford to make the payments but simply don't WANT TO make them should NOT be allowed to do a short sale! Where is financial responsibility? You made a bad decision, live with it and take the loss like so many Americans are doing!

Crispy Peanut Butter Bars

1 bag (10 oz) peanut butter chips

1 stick (1/2 cup) butter

6-1/2 cups crisp rice cereal

1 bag (12 oz) semisweet chocolate chips

1/2 cup light corn syrup

1/2 cup honey-roasted peanuts, chopped

Line a 13 x 9 in baking pan with nonstick foil to extend about 2 in. above narrow ends of pan.

Microwave peanut butter chips and butter in a large glass bowl, stirring at 20 second intervals, until blended and smooth. Add cereal and stir until evenly coated.

Spread cereal mixture into prepared pan, pressing into an even layer. Place pan in freezer 10 minutes or until firm.

Melt chocolate chips as directed on bag. Add corn syrup; stir until blended. Spread over cereal mixture; sprinkle evenly with nuts. Refrigerate 1 hour to firm.

Lift foil by ends onto cutting board. Cut crosswise into 10 strips, then cut each strip into 6 bars.

I am not a “luddite” but sometimes I hate computers! Strange coming from someone who has several blogs, a Facebook, Twitter and Linked-in accounts and more.

But sometimes “they” are in charge and we mere mortals can do nothing.

Take, for instance, the online system at the local unnamed power company. My wife attempted to make her usual online bill payment earlier this week. We had changed checking accounts recently and she updated the system. She entered the payment amount, click and…it went to the old closed account.

The system has an edit button but it would not do anything. (I guess it was there just for show – much like a politician!)

So the next morning I called the local number and was told to call my bank. The clerk failed to understand it was a closed account (another post on listening in the works!).

Her supervisor advised me that the computer was in charge. In about five days they will get a response from the bank that the account is closed. Further, I could not make a payment from my real account because “the system” does not allow me to pay in advance!

Sometimes it is best to just mail a check I guess…. Could it be the the post office is sometimes more efficient than a computer? Nahhh...

Selling Your House – Treat it Like a Job Interview!

Here is the scenario: Two guys show up for a job interview where their is only one position available.

The first applicant arrives 10-minutes early with a perfect resume in hand,impeccable dress, a smile, firm handshake and positive attitude.

The second applicant arrives a couple of minutes prior to the scheduled appointment, spilled coffee on their clothing, no resume, and smelling of cigarette smoke.

Who gets the job? You don’t have to be a human resources expert to figure that one out but my guess is the first impression will go a long way toward this decision.

Now consider how this mirrors selling your house or condo? Your buyer shows up and either your house is prepared or not. Ready or not, your buyer prospects are out front!

Like a job interview, your first 10 seconds will determine the mental decision on whether you are a contender or dismissed!

Take the time to be prepared on day one as you only get one chance.

Overcoming a negative first impression is almost always impossible! And if you do overcome the negative start, it will likely cost you in a lower offer!

Speechless Sunday - Just a Mural in a Small Town....

Last weekend I was in Palatka, Florida - a sleepy little north Florida town where I grew up years ago. While walking downtown enjoying the annual Bluecrab Festival I saw this mural on a side street. The thing that caught my eye was people coming in and out through the door on lower left...Initially I thought it just part of the picture.

A Foreclosure in Perfect Condition - Does One Exist?

The foreclosure in perfect condition? Is there such a thing?

There can be usually is a major difference between a short sale property and a foreclosure property. Many buyers – with possibly the exception of experienced investors – do not understand the differences.

In many short sales the home owner is still living in the property. They are attempting to sell for less than they owe (thus the term “short sale”) and want as much as they can get for the property. It is not in their best interest to “give it away!” They may be held liable for the difference between selling price and monies owed.

A foreclosure (also known as bank-owned or REO) has been through the foreclosure process. Most often the owner did not have the financial means to handle maintenance and upkeep or chose to not make repairs. In some cases the property has been stripped of appliances, AC units, garage door openers, even the cabinets in some cases! [Some short sales have been similarly defaced.]

Some foreclosures are what is now being termed as a strategic default where the owner has decided to walk away rather than be upside down in a mortgage. It is these strategic default properties (some short sales, some foreclosures) that are, in my opinion, likely in the best condition.

But finding a foreclosure in perfect condition is a myth – much as Sasquatch or the Loch Ness Monster.

The Fallout From The Real Estate Explosion (and Implosion)

Several years ago it seemed as if real estate prices were going up overnight. People jumped in the real estate market for fear of being priced out of the market in the near future while others jumped in based on pure speculation (and hope for easy profits).

Then the market slowed and reversed itself. The reality now is quite different.
While walking this past week I noticed several vacant houses in my neighborhood. They have been vacant for some time.

There is the one that is currently a bank owned property listed for 65K. I remember talking with the former owner when he was considering selling several years ago when it would have sold for $200K.
Nearby is the foreclosure that has been vacant for a couple of years now. The investors got into the rehab and I guess ran out of money.
There is the foreclosure where the former owner just walked away. It is not on the market yet but when it goes on the market the buyer will certainly pay a lot less than the $220+ the previous owner paid back a few years ago.

This is just some (not all) of the examples of a real estate market explosion that are close to home for me. I am sure you can find similar cases in any community throughout the USA. These are just evidence of the real estate explosion and subsequent implosion.

The reality is:

Real estate is cyclical. When you are riding the up bubble things are good.
When things are down, things can be good - for the new buyers!

Hurricane Season - Part of the Normal Florida Lifestyle

I saw a poll this morning on hurricane preparedness. It basically asked if folks had purchased their supplies yet (season starts June 1st). The results – 16% are already prepared.

If you have ever lived here in Florida and a hurricane threatened the area you know what it is like to go to the local Publix or Wal-Mart for food and water or to Lowes or Home Depot for plywood to pick up supplies. Chaos may be a light description.

So as June approaches, do yourself a favor and get ready now.

There are plenty of resources available with information on hurricane supplies and preparation. Here are a few to get you started.
