Florida Homes and Condos for Sale: Sometimes you have to take a break...

Sometimes you have to take a break...

Sometimes you just have to take a break. Sometimes you have to let someone else take the lead.

Such was the case today. I met with a For Sale By Owner who found me on the Internet. Actually, he found me as a result of my offer to assist FSBOs in the Viera Florida area.

He wants me to list his home.  His price was a bit high.  The curb appeal was not that bad.  His problem - competing with short sales in the same neighborhood ( as well as no exposure except for a sign).

Something we did discuss was his need for selling.  He has no real urgency rather than he wants to move to a 55+ community like Heritage Isle in Viera.

I will be meeting with him again this weekend to review my price right analysis and marketing plan. Hopefully, he will let me take the lead and he can take a break.

If you are a FSBO seller and want to take a break - give me a call!

By the way, the photo is my dog, Diesel. We go for walks daily but when he gets tired he just finds a spot under some strangers tree for some shade time!

Gary, should he decide he really wants to give selling a try, he couldn't have picked a better agent.

So, who's doggy is that? And is he sitting under a mango tree? He's adorable.

Gary- Sounds like a great service you're offering. But a FSBO that's overpriced? No way! ;-)

Maggie - Thanks. That is my son's dog that I have "inherited!" He is a great friend!

Lisa - Unless the price comes down to a realistic price I will not list...too much work with no pay!

It looks and sounds like Diesel ain't no dummy when it comes to needing a break.

good luck on your meeting.  You are right, having a professional come in and help out can take so much of the stress and worry off of the home buyer or seller!  Diesel is awfully cute to!

Janie - Thanks. It was a no go on the listing. Seller just isn't motivated to sell and I am just not motivated to work for free! Diesel says "thanks" too!

Not good... A seller that doesn't have to sell and in a neighborhood that is being beat up on price by Short Sales... Better have one heck of a property compared to everything else or no amount of advertising will help.

GOOD LUCK,

Todd - Agreed...conventional wisdom prevailed. No listing! Thanks.

He is lucky that he called a good agent that understands the market.
