Unless it is new construction, they are all fixer uppers!

I must admit I watched a bit of the Royal Wedding last week.  I actually wanted to see the "big house,"  I mean the palace.  Anyway I got to thinking how many sellers see their homes as palaces.

Ask any seller and I bet they will tell you “my house is in great condition!”   Another favorite is “it's in move in condition!” or even the old "it's in OK condition for its age!"

The reality is sellers view their home as a palace with a great view!

The heavy traffic and loud noise is not seen as a nuisance but rather "convenient" to major routes.  Another reality is...

buyers see your house as a shack in need of updating and a tasteful paint job!

It is because of these differing views you will see offer prices, as well as listing prices, somewhat  inconsistent with the property condition.

Ultimately if the sides come to an agreement an objective appraisal that takes into account the real condition (good or bad) and reasonable sales nearby will decide if the agreed upon price is reasonable.

Gary - Too true. They're all "fixer-uppers". The buyer's mind is often hard to fathom. Even where there are mental plans for change, most times the new owners can be slow to implement. Can be a big gap between expectation and realization.

Good analogy!  Sellers do think of their houses as being very special and obviously they are okay with the condition - they are living in it.
