When considering whether a home makes the cut or is "the one" for purchase what property characteristics and factors do buyers consider most often consider?
Some of the factors include
- age,
- square footage under air conditioning,
- view,
- bedroom count, bathrooms, garage space
- location,
- school quality,
- curb appeal,
- direction front door faces,
- condition, type sale - standard, short, foreclosure,
- yard/lot size,
- seller motivation
Every buyer weighs each characteristic differently although ultimately price is the major factor!
For example, here is a snapshot of the five properties currently on the market in Rockledge, Florida's Chelsea Park subdivision.
Looking at the above characteristics of homes currently on the market in Chelsea Park, which would you choose? Listing A is a short sale, the rest regular standard sales.

It is amazing, having worked with an under $100K buyer yesterday, and seeing a great bunch of homes, her criteria shifted as she saw homes that were better fits for her lifestyle and needs.

Gary these are exactly the criteria that comes into play. I could see many buyers going after A especially since it water frontage.
