I went on a listing appointment recently in Rockledge, Florida. The house was almost twenty years old. In preparation for the appointment I did my research based on my experience for 1988-1992 built houses.
And I was still wrong....
This house, in an excellent location, had a one year old roof, a new water heater, an air conditioner system less than two years old...immaculate paint, superb presentation. It was clean, tastefully decorated. It had a new deck out back. It had newer appliances.
It was so nice...
And it was in better shape than some of the newer construction properties I had seen recently in the Viera Florida area!
It is a challenge at times to price an older home for its condition..when buyers like to look at the age as an indicator of condition.
It is a shame we treat houses like this...and a greater shame when we extend the same treatment to people!

So true! I have seen so many homes that are 10 years old that felt and showed more like 20 and then just the opposite.

Our last sale was one we gutted and started over...it had new ceilings, new floors, new paint, in and out, new bathrooms, new furnace, new water heater. You are so right, the word has to get out, "Better than new!".
Gary I have been in some older homes that were in better condition than newer homes, cant make age be the deciding factor condition is more important.

It is a shame that we don't value things that are old until they become antiques, but there is no definitive age that defines when something is antique. Why don't we just take care of everything and everyone?
