I can “recall” [pun intended] the good old days when houses were selling in a month or two…and Toyota cars were the talk of the auto industry. My how times have changed!
Wait a minute.
Toyota is still the talk of the auto industry and houses are selling.
Could it be the good old days have returned?
Pricing your house competitively, realistically and preparing it for the market will result in your house being sold.
Naysayers will always say it can’t be done.
Who are these naysayers?
They are those who insist on pricing properties too high and then sit back and complain about not getting any offers. They are the sellers who are hiring real estate agents who lack the motivation, skills and knowledge to get the job done right!
Price your house right and you will be as busy with buyers as Toyota is with fixing their recalls!
You may even have to take a brake [pun intended, again]!

Well said Gary....I truely believe sellers are finally getting it and are starting to listen to their agents recommendations ...especially with regards to pricing.....now if buyers would only see that also and not come in with ( steal the home offers ).
If nothing else in this business, the one constant is that there is a price that is right for every property. I would even venture that the price might be negative to the seller should he find himself in ownership of some environmentally contaminated holding. Everyone likes to think that they make a profit on every deal, but in reality, it is possible to loose money in one transaction but still be ahead in the grand scheme of things. Toyota will still be in the black after this recall. It may take a while, but if they do it right they will survive. They should've started out on the right path and they'd be well over it now.
I think you are on the mark but asking for all customers to be reasonable may be asking a bit to much.

Our current market in Arizona has certainly proven to sellers that Price counts! We have less than a 5 month inventory of homes due to low prices and high demand. Homes are selling.... often for more than asking. (Although appraisers are keeping final purchase prices in line with recent past sales) Hopefully we will see a slight appreciation over the next year.
If you want to "drive" buyers to your doors price competitively!

Glenn - A price right for every property but whether the seller accepts that price is a big question. Thanks for the comment. I agree Toyota will do well in the long run.
Dennis - I as well believe many sellers are getting it because the agents realize they have to sell to make anything!
Gary - It always come back to pricing the home competitively to obtain the sale. Some sellers have a difficult time falling in line with the competitive price.
Susan - All sellers eventually fall in line with the market...
Hi Gary! I love the pun and you're so right, homes ARE selling--it's a matter of price and location here. We still have that location factor that comes into play and homes in the under $200K price range seem to be doing well, if priced correctly.

Gary price will make the difference all the time. In this period where everyone is competing for a smaller pool of buyers it is important have your property price right if you want to gain the edge.
