Viera, located in north Melbourne Florida, has about 19,000 residents and about 8,100 homes. The planned community will eventually cover about 22,000 acres and will provide residents with golf courses, conservation areas, lakes, parks, shopping, schools, a new hospital and more.

Many of these amenities are already operational including The Avenues at Viera Mall, Health First Viera Hospital (opens in 2011), Duran Golf Club, Space Coast Stadium (minor league baseball, Washington Nationals spring training facility), Viera High School, Manatee and Quest Elementary Schools and more!

Regardless of price range, Viera has a place for you to call home.  For the sake of space I am providing just a comment on the neighborhoods.

• Eason Landing- Great custom built homes by Viera Builders, in $300-400,000s. 
• Fairway Lakes at Viera- Gated golf course community, $300,000 to $700,000s, nice! 
• Gatwick Manor - Semi custom homes around $300,000. 
• Heritage Isle- Exclusive 55+ community offering condos and single family unit. 
• Levanto - Custom built homes in $400,000s.  
• Ravencliffe- Gated community, mostly in the $400-$500,000 range. 
• Stoneridge - New townhouse community offering units under $200,000.

The Heritage Isle community in Viera (Melbourne, Florida) - long known in the central Florida region as the 55+ community - offers several choices of housing for those relocating to central Florida.

Although most look at the single family detached houses as well as the patio/villa style homes, there are excellent condos available as well.

Priced between $135,000 and $162,5000, these waterfront condos are situated next to the 21,000 club house facility and tennis courts.  Many of these units overlook the fairways of the exclusive Duran Golf Club to the east...an amazing sunrise!   All units are two bedroom two bath with square footage ranging from about 1,100 to 1,400.

In January 2010 there was one unit that closed in the condo complex for $149,000.

Viera Florida, located in north Melbourne, Florida, has two distinct areas separated by I-95 in Brevard County.

Although the separation is not as distinct now that a flyover opened over Interstate 95,  the newer homes and greater green space in Viera West still differentiates the two areas.  With golf, shopping, excellent newer schools and marks, Viera offers its residents a superior, relaxing lifestyle.

While most of the homes in Viera East were constructed from the mid 1990s to the early 2000s the homes (and condos) in West Viera were constructed from around 2004 to currently under construction homes.  

Over the past 13 months the average sales price for a single family home was about $195,000 with about 28 homes being sold each month (about 360 in 13 months).   The price is less than the average for Viera as a whole since the newer homes west of I-95 are larger, more gated communities with some million dollar+ subdivisions.  

A snapshot (13 month sales data) of Viera East single family home sales reveals a dip between May and November 2009 which I believe is reflective of short sale activity.

I received an inquiry yesterday from someone who had found me on ActiveRain.   This person was in search of information on 55+ communities in Viera, Florida - specifically Grand Isle and its sibling Heritage Isle.  

(Actually both communities were developed by Lennar Builders although a couple of other builders including Burgoon Berger and Tiffany Homes were also involved in the Heritage Isle undertaking.)

After playing phone tag I finally got a chance to discuss the 55+ communities in Viera.  We also discussed Indian River Colony Club in Viera but that was dismissed pretty quickly as IRCC is an entirely resident owned not for profit corporation with more expense for the owner.

After obtaining her contact information I promised to mail her some information about the communities.  She will be making a trip here soon to look further.  

As I was about to hang up she let me know that she would only be working with me as her real estate agent in Viera, Florida.

Grand Isle is one of Brevard County Florida's most desirable 55+ communities.

This gated community, located in Viera (Melbourne, Florida), is ideally situated near major transportation routes, convenient to the beaches, Patrick Air Force Base and Orlando (45 miles).

Also you will have several golf courses (including the Viera East Golf Course, Turtle Creek Golf Course, Duran Golf Club, Baytree National Golf Links), shopping, restaurants and medical facilities nearby. 

The new Viera Hospital is under construction now and there are plenty of physician and denatl offices nearby.

If a 55+ lifestyle with clubhouse, pool and plenty of activity is in your plans, take a look at Grand Isle.

Currently there are six single family homes listed for sale within the gates of Grand Isle. Prices range from a low of $160,000 (2 bedroom 2 bath) to a high of $319,000 ( a 4 bedroom three bath).

Between September 15, 2009 and today there have been five properties that sold in Grand Isle. The lowest selling price was $186,500 and the highest price was $232,500.

Although the development is not quite as large as the "other 55+ community in Viera" - Heritage Isle, Grand Isle offers clubhouse, pool, tennis and many of the same amenities.   Not everyone wants a development with over 1,000 properties such as Heritage Isle!
