If you have the time, which do you choose new construction or a short sale?

If you have four or maybe six months to wait,  which would you choose, new construction or a short sale?

I ask this only because while looking over recent activity in Rockledge, Florida’s Phillips Landing subdivision I noticed most active listings fall primarily into two categories – new construction or short sale.

Of the six active listings in Phillips Landing on June 14th,  there were two short sales , three new construction properties and a lone foreclosure.

I will dismiss the foreclosure in this discussion as foreclosures are not the same as either of these.

Several of these homes are very similar.  The prices are not that far apart either – perhaps $10-15,000 once you get a reasonable offer signed off by the seller.

The new construction properties are listed with four months as the build out time.   If you are lucky a short sale will take at least four months and likely longer.

So, which do you choose, a short sale or new construction in Phillips Landing? 

New construction is more of a certain thing – if there is such a thing in real estate!
  Keep in mind that a short sale, if approved, may take more than four months and is not a sure thing.

Chelsea Park Subdivision in Rockledge- Homes are selling!

Chelsea Park Subdivision in Rockledge- Homes are selling…Act Now!

In this buyer’s market homes don’t sell, right?   Wrong – at least if Chelsea Park in Rockledge, Florida is the subdivision.

During May 2011 there were three closings (seven since March 1st) in Chelsea Park:

  • 405 Cobblewood Drive – 2,385 sq.ft. sold for $189900
  • 467 Stonehenge Circle – 3,156 sq.ft. sold for $219,000
  • 428 Stonehenge Circle – 2,416 sq.ft. sold for $198,000
And the homes that are selling?  Six are under contract awaiting closing (two under contract in past two weeks!).  Of course five of these are short sales which may take some time to get closed.  One that is not a short sale, 292 Barrymore Drive, went under contract in about a week because it was priced nicely at $199,900 for a four bedroom three bath three car garage home with 2,800 sq.ft. under air!

At this time there are only two homes actively listed for sale in Chelsea Park.  One, a 2,800 sq.ft. 4/3 is listed at only $189,900 while the other 4/3 with 2,369 sq.ft. is listed at $215,000.  Both of these are definitely pried nicely if a home in Chelsea Park is what you are looking to purchase!

It is a shame we treat houses like this...

I went on a listing appointment recently in Rockledge, Florida.  The house was almost twenty years old.  In preparation for the appointment I did my research based on my experience for 1988-1992 built houses.

And I was still wrong....

This house, in an excellent location, had a one year old roof, a new water heater, an air conditioner system less than two years old...immaculate paint, superb presentation.  It was clean, tastefully decorated.  It had a new deck out back. It had newer appliances.

It was so nice...

And it was in better shape than some of the newer construction properties I had seen recently in the Viera Florida area!

The key in marketing a property like this is to let the prospective buyer know...it is as good or even better than new!


It is a challenge at times to price an older home for its condition..when buyers like to look at the age as an indicator of condition.

It is a shame we treat houses like this...and a greater shame when we extend the same treatment to people!

Why Would Anyone Buy a Condo at The Ventura at Turtle Creek in Rockledge, Florida?

I really do like "The Ventura at Turtle Creek" condo complex in Rockledge, Florida.  I have considered living there myself recently. The Ventura at Turtle Creek condos in Rockledge Fl

The last recorded sale in The Ventura at Turtle Creek condo complex in Rockledge, Florida was May 24, 2010, according the Brevard County MLS system.

It was a 3 bedroom 2 bath ground floor unit (4 floors in buildings) that sold in 50 days for $109,000.

Seems pretty reasonable for a 1,391 sq ft condo in a gated community with pool, fitness center and club house - especially for a concrete construction (built in 2006)!

So, why has no one purchased in The Ventura at Turtle Creek complex in almost four months?
  • Can’t be the price. Five on the market for $108,900 to $136,950!
  • Can’t be because they are all short sales as none are short sales of foreclosures!
  • Can’t be the location as it is next door to Turtle Creek Golf Course, near shopping, medical facilities, major transportation routes, etc.
  • Can’t be the amenities are substandard because they are all top notch from the pool to the exercise equipment!
  • Can’t be you must have a unit with a garage or car port because every units has one or the other!
Perhaps it is because you have not heard of The Ventura at Turtle Creek….now you have!

If you are interested in a Rockledge or Viera area condo, check out The Ventura at Turtle Creek. gated community, next to the almost world famous Turtle Creek Golf Course (OK, not that famous!).  The club house and pool are top of the line. The buildings are 4 story however each building has two elevators!
