This was inspired by Lizette Fitzpatrick's feature post My Buyers Tour That Looks Like CSI Crime Scene
and my response to her post, "Sounds like the seller did not need to sell as badly as his real estate agent needed a listing!"
In Lizette's case the place was kind of creepy. Go ahead, read it for yourself. Maybe that is what is wrong with all those properties that are just sitting on the market, gathering dust.
As a real estate agent, what are you saying when you list a house for a totally unrealistic price.
Are you saying....
- "I am really this bad at pricing?"
- "This place really is that much better than the other homes in the neighborhood?"
- "Those other agents are doing it too, so it must be OK?"
- "This is a new listing I can post about on ActiveRain?"
- "My sellers have no clue as to the market so I will use their listing to capture leads?"
- "If you don't have listings, you don't get listings, so I just need the listing?"
- "If I list it, they (buyers) will should come?"
As long as you know (and your clients as well) what you are saying, go ahead and list that overpriced house. You will help other agents sell their appropriately priced listings!
Ultimately, the house that sells is the one with the best price for its condition and location, location and location!
