Know what you are saying when you list at that price....

This was inspired by Lizette Fitzpatrick's feature post My Buyers Tour That Looks Like CSI Crime Scene
and my response to her post, "Sounds like the seller did not need to sell as badly as his real estate agent needed a listing!"

In Lizette's case the place was kind of creepy. Go ahead, read it for yourself. Maybe that is what is wrong with all those properties that are just sitting on the market, gathering dust.

As a real estate agent, what are you saying when you list a house for a totally unrealistic price.

Are you saying....

  • "I am really this bad at pricing?" 
  • "This place really is that much better than the other homes in the neighborhood?"
  • "Those other agents are doing it too, so it must be OK?"
  • "This is a new listing I can post about on ActiveRain?"
  • "My sellers have no clue as to the market so I will use their listing to capture leads?"
  • "If you don't have listings, you don't get listings, so I just need the listing?"
  • "If I list it, they (buyers) will should come?"

As long as you know (and your clients as well) what you are saying, go ahead and list that overpriced house. You will help other agents sell their appropriately priced listings!

Ultimately, the house that sells is the one with the best price for its condition and location, location and location!

Sometimes you have to take a break...

Sometimes you just have to take a break. Sometimes you have to let someone else take the lead.

Such was the case today. I met with a For Sale By Owner who found me on the Internet. Actually, he found me as a result of my offer to assist FSBOs in the Viera Florida area.

He wants me to list his home.  His price was a bit high.  The curb appeal was not that bad.  His problem - competing with short sales in the same neighborhood ( as well as no exposure except for a sign).

Something we did discuss was his need for selling.  He has no real urgency rather than he wants to move to a 55+ community like Heritage Isle in Viera.

I will be meeting with him again this weekend to review my price right analysis and marketing plan. Hopefully, he will let me take the lead and he can take a break.

By the way, the photo is my dog, Diesel. We go for walks daily but when he gets tired he just finds a spot under some strangers tree for some shade time!
