What is the "going price" for a ......... ?

Someone asked me recently the “going price” for a three bedroom 2 bath house with a two car garage.  I understood what they wanted to know but the answer was not as clear. 

It is a lot like calling a car dealer and asking what the "going price" is for a verhicle with four doors, four tires and an engine!

You see, in my market (Brevard County, Florida) there 1,272  three bedroom two bath two-car garage homes for sale as of this morning.  Of these...

  • 433 of these that were built after the year 2000.
  • 61 located within 55+ communities such as Heritage Isle, Grand Isle or Indian River Colony Club.
  • 133 are located in Viera, Suntree and Rockledge, Florida - my "farm". 
  • 10 are located west of Interstate 95 in Viera.

So when one wants to know the "going price" of any home in anyplace, USA an appropriate response requires additional information like...

  • standard sale or short sale or bank owned (foreclosure), 
  • location such gated community, waterfront, golf course
  • year built, 
  • construction (wood frame, brick or concrete), 
  • lot size,
  • 55+ community or not, 
  • new construction, 
  • pool or not
  • the more information, the better!

The same can be said of condos.  I frequently get the question regarding the price of condos for sale in Florida. 

Again, it is the additional information (More Is Better) that paves the way to an appropriate answer.
