Patience Grasshopper? Time is of the essence!

Recently I asked an agent representing the buyer side of a transaction "where is the addendum?"  His response, "patience grasshopper.

Despite his amazing wit I was not relieved.  

As a real estate agent I am constantly amazed (or frightened) by the lackadaisical approach I see some agents take in addressing issues and processes associated with real estate transactions.

The reality is real estate transactions are stressful to all parties to the transaction.  Complying with the time line is a simple way to ease a bit of the transaction jitters and stay within the contract obligations.

I am not an attorney but I am sure sure there are some contractual obligations and ramifications on the table as well.

As a buyer or seller involved in a real estate transaction remember there are time lines that begin with each step of the transaction -

  • from offer to acceptance, 
  • counteroffer to acceptance or rejection, 
  • for inspections and requests for repairs or to walk away,
  • for receipt and review of homeowner association or condo association documents, 
  • and closing.

In real estate transactions, time is of the essence.
