First Place Does Not Always Mean You Win..A Buyer's Market Can Still Be a Seller's Market!

The home buying process is not always easy. Frequently you encounter a hurdle or two along the way to closing the deal.  Even in a buyer's market there are almost always properties that will attract several prospective buyer offers .

This morning I am working with a buyer who put in a reasonable offer on a property in Viera, Florida.  But two other offers arrived yesterday as well.  We were first to cross the fax line - on Saturday!

Now that the other offers have arrived the seller's real estate agent is at a "highest and best" situation.  In this case all buyers have the opportunity to submit their best offer and they will all be presented.

This leads me to believe that most of the offers were close although the seller's agent can't disclose such information.  If one offer really stood out from the rest then why go through this extra step.

The big unknown is where we line up in the current stack of offers

We have done our homework. We know the value of the property.  Now I must go back to my buyer and see if our first offer was our best offer!

Of course I will have to explain to my client when I call him real early that in real estate...
